Yes, within limits. Clay is hygroscopic: it adsorbs water vapour when a room gets humid and releases it when the air dries, helping hold interiors between 40 and 60% relative humidity. It buffers short-term swings across a few millimetres of surface; it does not replace air conditioning or dehumidification.
How does hygroscopic clay buffer a room?
Clay minerals have a large internal surface area and a fine pore structure. Water vapour adsorbs onto those surfaces when the humidity in a room rises, and desorbs back into the air when it falls. Nothing is consumed and nothing changes chemically, which is why the cycle simply repeats.
The exchange happens where the surface can meet the air, which in practice is the outer few millimetres of plaster working on roughly a daily rhythm. That is why the honest description is buffering rather than control.
Seal that surface with a film-forming paint, varnish or wax and the exchange effectively stops. It is precisely why interior clay plaster is left unsealed.
Why 40 to 60% relative humidity?
It is the band that comfort guidance generally points to. Below it, air feels dry, static builds, timber and joinery shrink and fine dust stays airborne for longer. Above it, condensation risk on cold surfaces rises and materials stay damp.
Clay plaster helps hold a room inside that band by taking the top off short-term spikes and giving moisture back later when the air has dried out. It does not set the humidity of a building. It moderates what happens at the surface of the walls and ceilings.
That distinction matters when you are writing a specification. Clay plaster is a passive contributor to a comfortable interior, alongside the mechanical systems, not a device with a setpoint.
What does that mean in an air-conditioned Dubai interior?
Gulf interiors face the opposite problem to a damp northern European house. Air conditioning removes moisture continuously, so a sealed, well-run villa or office can sit dry for long stretches, then swing sharply whenever doors open onto humid coastal air, when a space fills with people, or when systems are set back overnight.
This is where surface buffering earns its keep. The plaster takes up the moisture arriving in those spikes and releases it back into over-dried air later, which flattens the swing occupants actually notice on their skin, in their eyes and in the joinery.
It is not a substitute for HVAC design. If a building is over-cooled and over-dried, or humid air is being pulled in through an unsealed envelope, the plaster will be working against the system rather than with it.
How much clay plaster do you need for it to matter?
The effect scales with exposed surface area. A single feature wall behind a sofa is a design decision, not a humidity strategy. Plastering the walls and the ceiling of a room gives that room a surface that behaves consistently.
Extra thickness beyond the active layer adds little to daily buffering. A 7 to 10 mm Rammed Earth Finish is chosen because it brings the strata look indoors, not because it doubles the moisture exchange of a Smooth finish.
Furniture, curtains, closed joinery and fitted cabinetry all reduce the area that can exchange with the air. Ceilings are the underused surface in this conversation, and clay plaster is suitable for interior ceilings as well as walls.
Does clay plaster improve indoor air quality?
Clay plaster is mineral and has nothing to off-gas. There is no solvent smell during fit-out and nothing curing out through the first months of occupation. That is a material fact rather than a health claim, and it is one reason the finish turns up in specifications chasing indoor air quality credits.
Natural finishes contribute to WELL, LEED and Mostadam scorecards. They are not certified in their own right, and we are careful with that distinction on every submission we support.
On mould, be precise. Keeping surfaces from staying damp helps, but clay plaster is not a treatment and is not the answer to a building with a water problem. In genuinely wet areas the material is lime, which hardens by absorbing carbon dioxide and resists mould by its own chemistry, as covered in lime plaster and tadelakt in the UAE.
Where clay plaster should not go
Interior walls and ceilings only. Never floors, never showers, never the direct splash zone around a basin. Clay can be re-wetted by design, which is exactly what makes it repairable and exactly what makes it wrong for water.
Kitchens and guest bathrooms away from the splash zones are usually workable with sensible detailing, and the boundaries are drawn in clay plaster in bathrooms and kitchens.
Exteriors are a different, dedicated system rather than the interior plaster taken outdoors. We installed one on the curved facades of the Canvas Events Pavilion in Dubai.
Specifying it on a UAE project
Sequence and substrate decide the outcome. Clay plaster goes on late, after the wet trades, and it wants the building dry and the air conditioning running in a stable state before and after application.
Approve colour on a sample in the actual room under the actual lighting, since a hygroscopic mineral surface reads differently from a paint chip in every direction.
