Clay plaster and lime plaster differ in how they set: clay dries and stays water-soluble, while lime carbonates and hardens chemically. Use clay plaster on dry interior walls and ceilings, and lime plaster or tadelakt anywhere water lands directly — showers, splashbacks and around basins.
What is the difference between clay and lime plaster?
The difference between clay and lime plaster is a difference in chemistry. Clay plaster is a blend of clays, graded sands and mineral pigments that stiffens as water leaves it. The binder is the clay itself, nothing converts, and the material stays soluble in water for the life of the wall.
Lime plaster does convert. It goes on wet and hardens by absorbing carbon dioxide from the air — a slow reaction called carbonation that moves it back towards the limestone it came from. Once carbonated it is a different substance from the one that left the trowel, and it does not redissolve.
Tadelakt is lime pushed further: compressed and burnished, traditionally treated with olive soap, until the surface is tight enough for wet rooms. Lime or clay plaster: how the setting decides the room
Every practical consequence follows from that one chemical fact. Because clay never locks up, a clay wall can be re-wetted and re-worked; a scuff or a patch is blended back rather than showing as a plate. The same property means direct water will soften it.
Because lime carbonates, it is stable and alkaline. Lime resists mould by its own chemistry rather than by a biocide or a plastic film, which is why it belongs in the parts of a building that get wet. It is also less forgiving to patch, since new material has to carbonate alongside old.
Neither behaves like paint. Both are mineral bodies with real thickness, so both hold light across a wall instead of flattening it, and both remain vapour-open. That is the shared ground; everything else is a question of where water goes.

Where does clay plaster belong?
Clay plaster goes on interior walls and ceilings. Not floors, and not direct-water zones — inside a shower, behind a bath spout, or the wall around a basin where water lands on the surface. We hold that line on every project, regardless of how the room is detailed.
Inside those limits clay earns its place in a Gulf interior. Clay is hygroscopic: it draws moisture from the air when a room is humid and releases it when the air dries, helping hold a room between 40 and 60% relative humidity. In a Dubai villa running air conditioning against humid coastal air that buffering works quietly every day, and there is nothing in the material to off-gas. Clay plaster and humidity goes into the mechanism.

Where lime plaster and tadelakt take over
Wet areas are lime territory. Shower enclosures, wet rooms, splashbacks, hammams and spa walls want a lime-based finish, and tadelakt is the traditional answer — burnished, compressed and soap-treated so water sits on the surface rather than soaking in.
Lime also suits surfaces that are wiped often and rooms where a soft polish is wanted. We used Cemher Microtadelakt for the curved display walls at Afraa Boutique, Place Vendôme, Lusail, where the surface had to be seamless and cleanable.

Clay plaster vs lime plaster: choosing room by room
In a UAE home the split is usually clean. Clay takes the bedrooms, the majlis, living and dining rooms, studies, corridors and ceilings — the dry volume of the house, which is most of it.
Lime plaster or tadelakt takes the shower enclosures, wet rooms, hammams, basin splashbacks and any kitchen splashback that is not stone or glass. A single bathroom can carry both: clay on the dry walls and ceiling, tadelakt where water lands. Clay plaster in bathrooms and kitchens works through exactly where the line falls.
The room that catches people out is the guest WC with an open basin and no counter. Water reaches further than the drawing suggests, so the wet finish should run further than instinct says.
Do clay and lime plaster look different?
They read differently. Clay finishes are matt and mineral, with depth that comes from the aggregate and from how the trowel has worked the surface — from a quiet Smooth through Demi Rustic and Rustic to Tonal, and a Rammed Earth Finish that gives strata banding on an interior wall. The pigment sits within the body rather than on top of it.
Lime and tadelakt tend towards a soft polish. Burnished tadelakt carries a slight sheen and a mottled cloudiness that comes from the burnishing itself, and it takes deeper colours well.

Can you use both finishes in one home?
Regularly. A villa where clay runs through the living spaces and tadelakt handles the bathrooms is the common pattern, and the two sit together comfortably because both are mineral, both are matt to softly polished, and both stay vapour-open.
What needs care is the junction. We stop one finish at a change of plane, a shadow gap or a joinery edge rather than letting the two meet mid-wall, so the break reads as a designed line instead of an accident.
Colour can be tuned across the two families so a bathroom reads as a continuation of the bedroom rather than a different building.
