Lime plaster vs cement render: which one should you specify?

Two mineral coatings, two entirely different chemistries. One dries the wall out, moves with it and can be patched. The other is harder, stiffer and far less forgiving of a mistake made behind it.

Lime plaster is vapour-open, flexible and repairable; cement render is stronger but rigid and closed. Cement traps moisture behind it and cracks in straight lines that only widen. Lime moves with the wall, lets moisture out, and can be patched invisibly rather than cut out and replaced.

What is the difference between lime plaster and cement render?

Both are wet-applied mineral coatings, built up in coats over masonry or blockwork. The difference lies in the binder, and in what happens after the wall is coated. Cement render sets by hydration: cement reacts with water and reaches close to its final hardness within days.

Lime plaster hardens by carbonation. It absorbs carbon dioxide from the air and gradually reverts towards a form of limestone. That reaction begins at the surface and works inwards, and it continues long after the scaffold has come down.

That single difference in chemistry drives everything a specifier actually cares about: how vapour moves, how the coat responds to movement, and whether a damaged area can be patched or has to be cut out. Our lime and tadelakt systems sit firmly on the carbonating side of that line.

What does a breathable render actually do?

Breathable is loose shorthand for vapour permeability — how readily water vapour passes through a coating. It is not a claim that the wall lets liquid water in, which is a separate question of detailing, surface tension and falls.

Walls carry moisture whether or not anyone planned for it: construction water in new blockwork, condensation, plumbing, cleaning water in wet rooms. In the UAE a common driver is vapour pushing from hot, humid outside air towards chilled interiors, or the reverse across a bathroom wall.

A breathable render gives that moisture a route back out. Lime is finely porous, so a wall that gets damp dries through the coat rather than behind it. A dense cement render finished with a film-forming masonry paint does the opposite: it slows drying and concentrates moisture at the interface.

This is a building physics argument rather than an aesthetic one, and it is the reason lime render keeps returning to specifications on projects that have been burned once already.

Cement render problems: cracking, debonding and trapped moisture

Cement render fails in recognisable ways. The first is cracking. A cement coat is strong and stiff, so movement in the background — thermal cycling, drying shrinkage, settlement — is not absorbed across the surface. It concentrates into a few lines that open over time.

The second is debonding. Cement render is frequently harder than what it is stuck to. When the two move differently, the weaker material gives way. The render lifts in sheets and sounds hollow when tapped, often years before anything is visible.

The third is trapped moisture. Water that gets behind a closed render, through a crack, a failed joint or a leak, cannot dry outwards. It migrates, carries soluble salts with it, and those salts crystallise under the surface and blow it off in flakes. On coastal Gulf sites, where salt loading is already high, this is a familiar pattern.

None of that makes cement render a poor material. It makes it an unforgiving one. It performs when the substrate, the detailing and the exposure all suit it, and it punishes any one of those being wrong.

How lime plaster handles movement and cracking

Lime is softer and lower in stiffness than cement. Small movements tend to be distributed as fine crazing across the coat rather than concentrated into a few structural-looking cracks.

Lime also has a self-healing tendency that cement does not. Free lime dissolved in moisture within the wall can be carried into a hairline crack and recarbonate there, closing it. That is not a repair strategy for real cracking, but it is part of why lime surfaces often look settled at year five where a rendered wall of the same age looks tired.

The third principle is sacrificial performance. A lime coat is intended to be the weakest layer in the build-up, so that if anything gives way it is the finish and not the wall behind it. Replacing a plaster coat is straightforward work. Repairing a damaged background is not.

Which is easier to repair, lime plaster or cement render?

Lime, by a clear margin. Colour in a lime plaster runs through the body of the material rather than sitting in a paint film, so a patch can be worked into the surrounding surface and left to settle in.

A cement render repair tends to read as a scar. Its shrinkage differs from the original, its texture rarely matches, and the usual resolution is to repaint the whole elevation — which locks the wall up further and starts the cycle again.

For an owner, the real difference is what maintenance means over twenty years. A lime wall is touched up locally and occasionally. A rendered and painted wall is recoated wholesale on a cycle. Timing matters too, and we cover that in our note on lime plaster curing time.

When cement render is still the right call

There are positions where a cement-based system is simply correct: hard-wearing plinths, retaining and below-grade construction, and any situation where the specification, the warranty chain or the substrate demands a cementitious cover. We would not push lime into those places.

There is also a third option people often mean when they say render. Where a client wants a hard, jointless, sealed surface for a shower, a spa or a commercial floor, we install Cemher microcement, which is durable and low-VOC. It is not a natural or breathable coating and should never be specified as though it were.

Questions we hear

Can lime plaster be applied over an existing cement render?

Sometimes, but it depends entirely on the condition of what is there. Sound, well-bonded render can be prepared and keyed, while anything hollow, cracked through or contaminated with salts needs removing first. Applying a breathable finish over a failing closed one usually just hides the problem for a season.

Is lime render waterproof?

Lime render is water-shedding and vapour-open rather than waterproof in the tanking sense. In wet zones the relevant system is tadelakt, which is burnished and soaped to give a dense, water-resistant face. Neither replaces a proper waterproofing membrane behind the finish.

Does lime plaster work in Gulf heat and humidity?

Yes, provided it is applied and cured correctly for the conditions. Heat and low shade can pull water out of a coat too quickly, so timing, protection and controlled curing matter more here than in a temperate climate. That is a workmanship question rather than a material limitation.

Why does cement render crack even when it is applied well?

Cement shrinks as it hydrates and it is stiff once set, so any movement in the background has to go somewhere. Good workmanship, correct mixes and movement joints reduce cracking considerably, but they do not remove the underlying mismatch between a rigid coat and a moving wall.

Is lime plaster more expensive than cement render?

Cost is driven by the substrate condition, the number of coats and the finish level rather than by the binder alone, and lime is a hand-worked trade. The comparison that matters is over the life of the wall, where a patchable finish avoids the wholesale recoating cycle a painted render requires. We price per project.
