Sort an Al Ain villa surface by surface. Dry interior walls and ceilings — living rooms, bedrooms, corridors, the majlis — take clay plaster. Bathrooms take a polished lime system, sealed, on vertical faces and soffits. Floors take microcement, a thin coating laid over the slab that is already there. A rammed earth wall is enclosure rather than surface, and in a villa it usually goes outside. Nothing of ours has been built in Al Ain so far; this is method, not portfolio.
What an inland site asks of a finish
An inland site changes the brief before any material is named. Al Ain sits at the foot of Jebel Hafit, on the desert edge rather than the Gulf coast, and three conditions follow from that. Ambient humidity is lower through most of the year than it is in the coastal cities. The swing between afternoon and dawn temperature is wider, because there is no sea nearby to flatten it. And wind-blown sand arrives whether or not the house is occupied. None of the three disqualifies a natural finish. What they change is which finish earns which room, and how the work around it is sequenced.
Two contexts sit behind the schedule and both are covered elsewhere on this site. Al Ain is administratively part of Abu Dhabi, so a new villa answers Estidama's Pearl Rating System, and what a wall finish can honestly claim under it is set out in Estidama Pearl and the finishes schedule. This article does the sorting instead: which surface takes which material, and why.
One disclosure before the sorting begins. We have built nothing in Al Ain. The earth walls we have completed in the Emirates are at Kalba Beach in Sharjah, built in situ and stabilised for Shurooq; the clay plaster we publish is in Dubai, at Villa 515 in Jumeirah and the Canvas Events Pavilion. We have delivered work in the Emirate of Abu Dhabi without publishing it by name. Everything below is therefore material behaviour and method rather than a local reference list, and the first thing we would put on an Al Ain site is a panel on the client's own wall.
Four families, and the three questions that sort them
Four material families cover a villa, and three questions asked in order put every surface into one of them. Does water land on this surface? Is it walked on? And is it the wall itself, or a skin over a wall somebody else built? Clay plaster answers dry, not walked on, skin: interior walls and ceilings, and nothing beyond that. Lime plaster and Microtadelakt answer wet, not walked on, skin: a mineral polished finish at one to three millimetres on vertical faces, soffits and arches, specified with its sealer where the room takes water. Microcement is the only family in the palette that answers yes to walked on, a cement and polymer coating at one to three millimetres. Rammed earth is the only one that is the wall.
The exclusions are worth stating flatly, because they are what a schedule gets wrong. Clay does not go on a floor, into a shower, around a basin or anywhere else that meets direct water; the binder is clay, and clay gives itself back to water. Lime is not scheduled horizontally in our work, so a seamless bathroom floor is microcement rather than an extension of the wall finish above it. Microcement is a coating and not a screed, so it neither levels a floor nor sets the falls to a drain. And an earth wall is enclosure only: never a floor, never a wet-room surface, never a decorative panel hung off something else.
The third question is the expensive one when it is asked late. Rammed earth is structure rather than surface, so its thickness, its stabilisation route and the strength it is accepted against are settled alongside the frame, not with the finishes package; the dimensions and the testing regime are in the rammed earth structural guide and on the rammed earth page. Those figures belong in an Al Ain villa's coordination model at concept stage, because a thick wall takes floor area from the rooms either side of it. A plaster can still be swapped after tender. A wall thick enough to be rammed cannot be introduced once the columns are cast.
Living walls, bedrooms and the majlis
Clay takes the dry side of the plan, which in an Al Ain villa is most of it: living walls, bedrooms, the dining room, corridors, the majlis, and the ceilings over all of them. Besides the way it looks, clay moves moisture. It takes up water vapour when the air around it is damp and releases it again as the air dries, which flattens short-lived peaks right at the wall face. It does not decide what a room's humidity is, and it replaces no part of the air conditioning. Inland the exchange mostly runs one way, since the outside air is drier than the coast's and cooling dries the indoor air further, so the wall gives back more often than it absorbs.
The majlis is where the choice pays for itself. It is a room of long sitting, cushions pushed against the wall and constant contact at shoulder height, and it is exactly the wall on which paint records every scuff as a white mark. Clay carries colour through the body of the material rather than in a film over the top, so a knock exposes the same colour it exposed before, and a marked area is dampened and reworked by hand rather than stripped and recoated. The four everyday Clayworks textures — Smooth, Demi Rustic, Rustic and Tonal — run from an even fine wall to open, tactile movement, and the open textures carry wear and settled dust more forgivingly than a flat Smooth face.
Most of this work arrives as a refurbishment, and there the existing wall decides more than the finish does. Clay needs a background that is sound and properly prepared: absorbent mineral surfaces are primed so the coat pulls evenly instead of flashing where suction changes, and inland blockwork that has been standing in the sun pulls harder than a coastal wall does. Old emulsion, gypsum board and cement render each behave differently underneath, and on some walls the honest answer is that the existing surface comes off before anything else happens. Wet rooms: where clay stops and lime takes over
The boundary between the dry-side finish and the wet-side one is hard, and it wants to be written into the schedule while the drawings are still moving. On a villa it usually falls where the drawings are least resolved: the shower that shares a wall with a bedroom, the cloakroom beside the majlis, the splash end of a kitchen run. Everything in a direct-water zone is lime, built up as a sealed system, primer through body coats to sealer, on vertical faces, soffits and arches. If that same room also wants a seamless floor, the floor is microcement. Finding the boundary at snagging means rebuilding a wall that was finished in the wrong family.
Be exact about what the sealed build-up is for. A polished lime finish specified with its sealer is a wall surface that lives with water; it is not the tanking. The membrane behind it still does the waterproofing, the falls are still set in the substrate, and the junctions at the floor, the drain and the door still have to be detailed properly. Any finish sold as a replacement for the waterproofing layer is being oversold, and on a villa that argument tends to reappear about two years after handover, when somebody is tracing the source of a stain on the ceiling below.
Al Ain's dry air is a programme consideration for lime rather than a reason against it. Lime hardens by carbonation, which needs both moisture and time, so in very dry inland air a surface can dry faster than it cures, and drying is not curing. The answers are dull ones: apply after the envelope is closed, keep direct sun and cross-draughts off fresh work, and do not aim cooling at a wall that is still green. There is a sealing gate as well, because the sealer will not go onto plaster still carrying moisture. Book the wet rooms with that in mind rather than as the last package on the programme.
Floors, thresholds and the corridors between rooms
Microcement is the only family here that takes foot traffic, and on a large open ground floor that is usually decisive. Laid thin over a floor that is already there, it runs continuously from room to room, into a bathroom, out to a terrace, with no grout lines and no thresholds breaking the plane. In a dusty city that continuity is practical as well as visual: fine sand lifts off a continuous surface instead of collecting in joints that then have to be brushed and eventually regrouted. It also keeps the level, which matters in a refurbishment where doors, skirtings, wardrobes and kitchen plinths are all staying where the previous floor put them.
What it will not do follows from the same thinness. A coating this thin has no stiffness of its own, so it reports the slab beneath it: a hollow tile, a live crack, a bay falling the wrong way towards a drain. Those are settled underneath, in a separate layer carrying its own line in the programme and the price, which is why an existing floor is surveyed before a figure is given rather than after. On an Al Ain refurbishment where nobody holds drawings for the slab, that survey is the part of the job that decides the outcome, not a formality on the way to choosing a colour.
Corridors are the surface most often scheduled without being thought about, and they are where two families meet. The floor runs through in microcement; the walls are clay, and clay in a corridor sits at hand height with luggage, prams and furniture passing it. That argues for a textured rather than a Smooth finish along a circulation route, and for keeping a small quantity of the approved batch in the house, since clay is repaired by reworking a patch by hand and a patch blends best in material from the same mix. It is not an argument for reverting the corridor to paint, which records the same knock permanently.
Courtyards, boundary walls and the shaded exterior
Outside is where an earth wall earns its keep in Al Ain: a courtyard enclosure, a boundary or entrance wall, a garden room. The physical case is stronger inland than on the coast, because mass works by flattening a swing, and the swing between afternoon and dawn is wider here than in a coastal city. Mass is not insulation and should never be specified as though it were; what it does is delay the peak and reduce it. The figures behind that, and the point at which they stop being useful, are in rammed earth thermal mass and U-values. Our built reference is Kalba Beach in Sharjah, where in-situ stabilised walls carried their own load before the roof slab was craned on.
A coastal site and an inland one ask different things of the same wall. The coast brings salt-laden air; Al Ain brings blown sand and long dry spells. In both, the risk to an earth wall is persistent moisture rather than heat, so the discipline is identical at the two places that matter: a head detail throwing water clear of the face, and a base detail keeping the wall off standing water and out of splash. Irrigation deserves naming in an Al Ain garden, because a spray head pointed at an earth wall will do more damage over a year than the weather manages.
Exterior clay plaster is a different product from the interior range, and the Canvas Events Pavilion in Dubai is where we have used it, in a custom earth colour on an outdoor facade. On an inland site, texture is where the dust question is settled. A deep, heavily rusticated face holds blown sand in the grain, and there is not enough rain to rinse it back out; a tighter surface sheds more and cleans predictably. That choice is made from a panel on the actual elevation, in its own orientation and its own light, because a photograph flattens exactly the depth that decides it.
Ceilings, and the one room that asks more of them
Clay goes overhead as readily as it goes on a wall, and on a villa it usually should, because finishing the ceiling in the same material removes the line where a painted soffit meets a plastered wall. Overhead work has its own conditions. The coat is thin and applied against gravity, so the background matters more than it does vertically: a plasterboard soffit needs its joints and fixings properly treated, and a dropped ceiling has to be still before a seamless mineral surface goes on it. Coving, shadow gaps and the junction with a curtain pocket are drawn before the plaster is ordered rather than negotiated on site.
One room usually asks more of the ceiling than appearance. A double-height majlis with a hard floor, mineral plaster on the walls and a full-height glazed side has almost nothing in it that absorbs sound, so speech smears and a long evening in the room becomes tiring. Clay will not settle that, being a hard mineral surface that was never an absorber, and the family that will is acoustic plaster, set out in full in acoustic plaster in Dubai. For the schedule, treat it as a ceiling and high-wall material only: it is soft and open by design, so it does not belong in a wet room, on a floor, or on any surface people lean against.
Colour reads differently overhead, which is worth allowing for on the sample board. A ceiling receives light bounced up off the floor rather than direct sun, so a clay colour approved on a vertical panel usually reads a shade deeper on a soffit, and a texture chosen for the wall reads flatter above head height where no raking light crosses it. The practical answer is to run the ceiling sample on the ceiling. In a villa taking clay on both, that also settles the real question, which is whether wall and ceiling should share a colour and texture or be separated deliberately at a shadow gap.
Putting an Al Ain schedule together
The order that works is unexciting. List the rooms. Answer wet or dry, and walked on or not, for every surface in each of them. Only then discuss colour and texture. Taking it in that sequence settles the things that cannot be revisited later — wall thicknesses, substrate condition, falls in a wet room, the void above a ceiling — before anyone becomes attached to a finish the room cannot carry. It also produces a document a consultant can actually read, with every surface named and every material's role stated, which is worth more at review than a mood board with four material names printed underneath it.
Then panels, and panels in the rooms themselves. A sample settles the material; only a mock-up applied to the real wall settles how it will read, because orientation, the glass in the room and the substrate behind the plaster all change the answer. On a schedule carrying four families that means more than one panel: clay on a majlis wall, a lime return in the bathroom with a corner and a sealed edge, microcement over the existing floor including a threshold and a joint line. What is agreed on those panels becomes the benchmark the finished rooms are checked against, and none of it is decided from a rendering.
Supply and application stay with one company here, and roughly 200 applicators are on our own payroll and sponsorship rather than subcontracted, so a question about an Al Ain wall is answered by the people who mixed the material and the people who trowelled it.
